Le projet vise la rénovation et la réaffectation d'un bâtiment existant de bureaux en résidence étudiante de 189 chambres individuelles, avec un appartement pour le concierge et un local commercial de type Horeca au rez-de-chaussée. Il comprend un niveau souterrain avec local vélos et locaux techniques, ainsi que deux niveaux de parking souterrains de 80 places. La toiture est entièrement repensée, avec un étage collectif et un couronnement habité en surélévation, tandis que les façades sont conservées et le socle est ouvert sur l'espace public.
